Pella Single Point Mortise Lock 60/85 Replacement

Part Number: 40176-BC Price: $266.22
COLOR: - Brushed Chrome

Cifial / Pella Special Order Replacement Mortise Lock - NOT an Exact Fit

Available as a kit with new handleset, cylinder, etc as part #40177

Important Measurements:
Handle Spacing (PZ): 3-11/32 inches ( 85mm ) - Standard is 3-5/8 (92mm)
Backset: 2-3/8 inches (60mm) - Original Pella was 2-3/16'' (55mm)
Faceplate: 7/8 x 9-3/8 inch Square Corners - Original Pella had Radius corners

One minor difference between the old lock and the new one are the faceplates. The Old Style has Rounded Corners and the New Style has Squared Corners. This means that you will need to chisel out a small section of the door to ensure the New Style Replacement Lock fits correctly into the mortise on the door. An easy way of doing this is to use a razor blade to scratch your measurements into the edge of the door and then simply chisel out those small sections until the New lock fits exactly.
See this diagram for visual assistance.

NOTES:
1. The Pella handleset Trim/ Plate size is 1-3/4 x 9-7/8 and should cover screw holes and most marks
2. There will be a 3/16 inch wide mark from where old trim was mounted to where new trim mounts
3. Will need to drill new screw holes and/or enlarge the existing holes for handle and Cylinder

Guide: Replacing Pella Single-Point Mortise Lock with a PZ of 85mm.
